People, investment & opportunity

What’s happening in Suffolk business

Big investments tell one part of Suffolk’s story. Independent shops, service businesses and the relationships between them tell another. Here are four developments worth knowing about.

Banking & employment · Announced May 2026

TowneBank plans its next Harbour View chapter

TowneBank announced an 85,000-square-foot building for its Harbour View campus, with operations offices, a fitness center, an expanded café and a corporate boardroom. At the announcement, the existing Member Service Center was home to more than 600 employees.

The story reaches beyond bank branches: accounting, technology, marketing and other support functions make a corporate campus part of the surrounding business community. The city’s May announcement projected occupancy in late 2028.

Logistics · Announced January 2026

A. Duie Pyle brings a new freight hub to Port 460

A. Duie Pyle broke ground on a 43-acre Suffolk site for a 200,000-square-foot warehouse and a 52-door freight terminal. Its January announcement estimated completion in the second quarter of 2027.

The planned services connect storage, distribution and delivery, combining less-than-truckload freight for smaller shipments with warehousing and port-related distribution. It is a useful project to follow for transportation, industrial property and supplier businesses.

Independent business · Announced July 2026

A Bridge Road home for fabric, embroidery & print

Suffolk’s July announcement introduced the new location of The Fabric Shoppe and The Embroidery and Print House at 3575 Bridge Road, Unit 12. Owners Pamela and Marshall Miller bring fabric and sewing supplies together with embroidery, screen printing and personalized apparel.

That mix serves more than hobbyists. Branded clothing and custom items also connect the shop with local businesses, schools, churches and community organizations.

Manufacturing · Announced May 2025

Solenis invests in Suffolk’s manufacturing base

An additional $76 million announced in May 2025 brought Solenis’s planned Suffolk investment to $269.4 million. The expansion includes production and packaging space, a tank farm and a rail spur supporting materials used in paper and cardboard manufacturing.

The announcement projected 38 permanent jobs and full operations in spring 2027. Beyond the headline investment, the project shows how manufacturing connects specialized production with packaging, rail transportation and the movement of everyday goods.

Get to know the market

Where business happens

Suffolk is not one uniform market. A downtown shop, a Harbour View office and a distribution building have very different surroundings. Start with the area that fits the people you want to reach.

Downtown & Main Street

Independent shops, restaurants, cafés and professional offices give downtown its local character. Explore it for a business lunch, a customer-facing storefront or an afternoon supporting Suffolk entrepreneurs.

Harbour View & North Suffolk

Harbour View Boulevard, College Drive and Bridge Road connect offices, healthcare and retail near I-664. TowneBank and Bon Secours are part of a business landscape that serves both employers and the surrounding neighborhoods.

Godwin Boulevard & Central Suffolk

The Route 10 corridor and central Suffolk combine medical services, shopping and established employment areas. Sentara Obici, Planters and Lipton are among the employers the city identifies in its central trade area.

Industrial corridors & rural enterprise

Logistics and production have different needs from a storefront: truck access, loading space and room to operate. Suffolk also has an agricultural business community, from farm retail to value-added products and agritourism.
